This is a NON SMOKING property.
Pet Dogs are permitted in rental units only with prior approval – this is limited to a maximum of 2 well behaved dogs. Pet owners are responsible for cleaning up any/all pet refuse and must keep pets under control at all times..
Pets are not allowed on furniture at any time.
Any evidence of pets on furniture may incur extra cleaning fees.
The House owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
SECURITY DEPOSIT - A security deposit of £250 is required. . The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
•No damage is done to property or its contents, beyond normal wear and tear.
•All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned and the House is left in a clean and tidy condition and furniture and furnishings are left where and as they were found on arrival.
•All keys are returned to the owners/ owner’s representative and the House is left locked.
•All charges accrued during the stay are paid prior to departure.
•No linens are lost or damaged.
•NO early arrival or late departure [unless by prior written agreement].
In the event that: any balance required from you is not paid in accordance with the agreed time frames then we shall be entitled to treat your Booking as being cancelled by you and the
Cancellation Policy shall apply.

CANCELLATIONS –Cancellations that are made more than 60 days prior to the arrival date forfeit the advance payment Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full payment

We will however always attempt to relet the cancelled dates and if successful will then be able to make a refund. 
Cancellation or early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to ten .
MINIMUM STAY – This property requires a Seven {7} night minimum stay. .
INCLUSIVE FEES – Rates include a one-time linen & towel setup [linen/towel change provided for multiple weeks]. Facilities fees are included in the rental rate.
NO  ADDITIONAL HOUSEKEEPING SERVICE ARE PROVIDED – While linens and bath towels are included
We do not permit bath towels or linens to be taken from the property, but we provide extra beach/swimming towels for your use.
Beds and bedding must not be moved from the bedrooms.
The house must be left secured [locked] when unoccupied.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is limited to five (5) vehicles. Vehicles are to be
parked in designated parking areas only. Parking on the road is not permitted.
FIREPLACES – The fireplaces in the bedrooms are not functional -attempted use is not permitted.
WATER AND SEPTIC – The House is on a septic system.
The septic system is very effective; however, it will clog up if improper material is flushed.
DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.
